This Irvine Company project involved design for two new pad buildings and a half-acre community lawn to connect retail and dining with the neighboring luxury apartment communities in their master plan. Positioned next to the Regal Edwards Theater, the lawn serve as a vibrant community hub for pop-ups, culinary events, and seasonal celebrations. The pad buildings house popular tenants, including Mendocino Farms, BLK Dot Coffee, Handel’s Homemade Ice Cream, and a full-service restaurant.

The design intent incorporated Irvine Company's years of community feedback and meticulous master planning, in collaboration with local residents and shoppers, to create dynamic gathering spaces that embody a live-work-play lifestyle.
